Planning proposal: 1 Progress Road, Mount Hutton

About the project

Council endorsed this planning proposal at its Standing Committee meeting on 2 December 2024and it was finalised and published on the NSW Legislation website on 21 March 2025.

The objective of this proposal is to amend the Lake Macquarie Local Environmental Plan 2014 to rezone 1 Progress Road, Mount Hutton, from R2 Low Density Residential to E1 Local Centre zoning.

The proposal is intended to complement neighbouring development and help attract new services and employment opportunities to the town centre.

The proposal will allow for an increase in building heights on the site from the current maximum of 8.5m to a proposed maximum of 10m, and remove the minimum lot size requirement for the site.

Council support of the planning proposal is required before it is able to be submitted to the Department of Planning and Environment for Gateway Determination.

If the Department issues a Gateway Determination, a proposal proceeds to community consultation and any submissions are considered before making amendments to the planning controls.
